Thornhill is one community split between two cities: west of Yonge is part of Vaughan, east of Yonge is part of Markham, and Steeles Avenue is the border with Toronto. That matters more than people think. Your property taxes, local programs and building rules depend on which side you're on.
It's also a mix of housing: older detached homes on large and ravine lots in areas like Royal Orchard, Bayview Glen and Uplands, the heritage streets of Thornhill Village, newer subdivisions like Thornhill Woods, and condo towers along Yonge, Steeles and around the Promenade.
"We bought decades ago. How do we use the equity?" Many Thornhill owners have paid down a lot of their mortgage. A HELOC or home equity loan can fund a renovation, help a child with a down payment, or cover a family need, without selling. Many lenders only let you add a HELOC when the mortgage is set up or renewed, so it pays to plan ahead.
"Should we move into Toronto or stay?" Buying inside Toronto adds the City's own land transfer tax on top of Ontario's. Buying in Thornhill, you pay only the provincial tax. If you're weighing a move across Steeles, we can run the numbers both ways, including keeping your current home and refinancing instead.
"Can we add a unit for family?" Ontario now allows up to three units on most residential lots, and multi-generational living is common in Thornhill. Check the current rules with the City of Vaughan or the City of Markham for your property, then talk to us about funding the build through a refinance or a HELOC.
"My renewal is coming up." If you bought a new home or condo in Thornhill Woods or along Yonge in 2021 or 2022, your first renewal may look very different from your original rate. Compare before you sign the bank's renewal. See mortgage renewal.
"I'm self-employed and the bank wants two years of tax returns I don't have." Thornhill has many business owners and professionals whose taxable income looks low after write-offs. We compare A lenders, alternative programs and, when it makes sense short term, private mortgages.
"We need funds but don't want to break our mortgage." If your first mortgage has a good rate or a big break penalty, a second mortgage can sit behind it for a set period. We plan the exit from day one.
Owners 55+. If you want to stay in your Thornhill home, ask us how a reverse mortgage compares with a HELOC or downsizing.
| Your situation | Often worth comparing |
|---|---|
| Lots of equity, want flexible access | HELOC or home equity loan |
| Renewal coming up | Mortgage renewal |
| Renovation, second unit or family buyout | Refinance, HELOC |
| Funds needed, first mortgage has a big penalty | Second mortgage |
| Self-employed or declined by the bank | Private mortgages (short term, with an exit plan) |
