East York is right next door to our office at 15 Gervais Drive, Suite 310. Whether you're in Leaside, Thorncliffe Park, Flemingdon Park, Pape Village, Woodbine Heights, Crescent Town or along O'Connor, you can come in, sit down and go through your options face to face. Prefer a call or video? That works too.
Should we renovate or move? Many East York families love the street but have outgrown the house. Moving within Toronto means paying both the Ontario and the Toronto land transfer tax, plus moving and legal costs. A refinance or a HELOC to pay for an addition, a basement suite or a full renovation is often worth comparing first.
Can we add a garden suite or a second unit? The City of Toronto now permits garden suites, laneway suites and, on most residential lots, up to four units. Check the City's current rules for your property. If you're planning one, we can look at how to fund the build and how lenders may treat future rental income.
My renewal is coming up and the bank called me. Plenty of East York owners bought or refinanced in 2021 and 2022 and are now renewing at a very different rate. Before you sign the bank's offer, see how it compares. Renewal is usually the one time you can switch lenders without a break penalty. More on mortgage renewal.
We have equity but too much high-interest debt. If cards, a car loan or a line of credit are squeezing your monthly budget, rolling them into one payment with a debt consolidation refinance may help. If breaking your current mortgage would cost too much, a second mortgage can sit behind it instead.
The bank said no. Self-employed, new to Canada, or rebuilding credit? A bank decline is one lender's policy. Alternative and private mortgage lenders use different rules, and we always plan the way back to a regular lender.
Long-time owners, 55+. If you've owned in East York for decades and want to stay put, ask us about a reverse mortgage and how it compares with a HELOC or downsizing.
| Your situation | Often worth comparing |
|---|---|
| Renewal letter from your bank | Mortgage renewal |
| Renovation, addition or garden suite | HELOC or home equity loan, refinance |
| High-interest debt, good equity | Debt consolidation refinance |
| Need funds without breaking your first mortgage | Second mortgage |
| Declined by the bank, bruised credit or complex income | Private mortgages |
Every option has its own costs, penalties and qualification rules. We lay them out side by side before you decide.
